A) Acquisition And Disposal Of Properties

The Company is associated with the sale and purchase of the premises (both office and residential). The Company also takes up assignments for concluding the transactions regarding acquisition/ disposal or taking on lease or leasing out of commercial/ residential premises on behalf of its clients.
The Company has established credentials, in property dealings and the experience in the field is as under:

  • The Company has been associated with UTI AMC, for selection and acquisition of their offices all over India on direct nomination basis.
  • The Company has been entrusted with the work of disposal of office and residential premises owned by The Specified Undertaking of the Unit Trust of India (SUUTI) a Statutory Authority under Government of India. Till date the Company has disposed off premises worth INR.8000.00 Million (Rs.800 Crores), all over India, by inviting competitive bids in a span of less than 3 years on direct nomination basis.
  • The Company is processing further disposal of property worth approx. INR 1000.00 Million for SUUTI nomination basis.
  • The company has been with the work of sale of flats (Approx. INR 15 million) owned by M/s. Mysore Sales International Ltd., a Government of Karnataka undertaking on direct nomination basis.
  • The Company has been entrusted with the work of Consultancy Services for disposal of 122 flats (residential property - approx. INR 240 Million) owned by Indian Oil Corporation at Shivaji Nagar, Mumbai, and further, the Company has been again entrusted with the work of Consultancy Services for disposal of 60 flats (approx. INR 200 Million) owned by Indian Oil Corporation.
  • The company has been entrusted with the work of Consultancy Services for disposal of premises at 5 cities owned by National Fertilisers Ltd., Noida on direct nomination basis.
  • The company has been entrusted with the work of Consultancy Services for leasing of 50 residential flats at Mumbai by Securities and Exchange Board of India on direct nomination basis.
  • The company has been entrusted with the work of Consultancy Services for purchasing residential flats at Mumbai by Securities and Exchange Board of India (SEBI) on direct nomination basis.
  • The company has been entrusted with the work of Consultancy Services for leasing out commercial space at Nariman Point, Mumbai by Securities and Exchange Board of India (SEBI) on direct nomination basis.
  • We have been entrusted with the work of Consultancy Services for purchasing residential flat at Mumbai by ASREC(India) on direct nomination basis.
  • We have been entrusted with the work of Consultancy Services for taking premises on lease at Mumbai by MSTC on direct nomination basis.
  • The company has been entrusted with the work of Consultancy Services for asset acquisition for Goa Shipyard Limited on direct nomination basis.
  • Company has been entrusted with the work of purchase of flats at Pune and Mumbai for Bank of Maharashtra on direct nomination basis.

On a cumulative basis the sale of property by the company adds up to around INR 9500 million (Rs.950 Crores excluding the assignments of leasing).
The experience gained by the Company during acquiring and selling of properties have enriched the Company to take up the title clearance, valuations and legal documentation and hence the Company is well equipped to carry out asset acquisition or disposal for its clients either on outright basis or on lease basis.
This company is one of its kind, perhaps the only Government Company, which has established itself at a premium position in the sale of properties complying with all the transparency norms.

B) Valuations

While the Company has sold and is in the process of selling properties worth Rs.9500 million the Company has carried out valuations for these properties before putting them up for sale gaining adequate experience to carry out valuations. The Company takes up valuations on behalf of the clients through empanelled valuers.
The company has been short listed for assignments in SAIL.
The company has been empanelled by National Insurance Company for carrying out valuation of the properties owned by them.

C) Strategic Planning & Advisory Services

By virtue of the experience in the properties the Company would also be able to advise its clients on the strategic management of the properties owned by them i.e. to optimize the uses of the property and to derive maximum benefits through it.
